Well that should be fine.  It does seem like you are hitting into a
problem with insufficient physical RAM though, and the mmap (A way of
reading a file, that maps it into the processes virtual memory) is
failing.

Have you tried dropping down to single user mode to do the upgrade (Thus
minimising the other processes running that will take up memory).

You can do this via:

telinit 1

then entering the root password.
